Flood
Zones Frequently Asked Questions
| Q: |
Why
is my lender requiring flood insurance if my property
isn't in a flood zone? |
| A: |
By
Federal regulations, lenders can require flood hazard
insurance no matter what zone a property is in if they
feel their investment in a secured property is at risk. |
| Q: |
Do
I need to come to Viera to view the FEMA flood zone maps? |
| A: |
No.
A complete set of the flood maps, along with the map index,
is on file in the Reference Section of most Public Libraries
in the County. Simply consult the index to determine which
of the maps covers your area of interest, and then refer
to that specific map to locate your property. |
| Q: |
Isn't
the developer responsible for getting my property removed
from the flood zone? |
| A: |
No.
While County ordinances require developers to file with
FEMA regarding proposed changes to the floodplain, the
developer is under no obligation to submit final, as-built
information to allow FEMA to reclassify a property. However,
most developers now do follow through with the process,
realizing that it makes the property more desirable to
a potential buyer. |
| Q: |
How
can I get my property removed from the flood zone? |
| A: |
Call
the FEMA Map Assistance Center, toll free at (877) FEMA
MAP [336-2627]. |
